We offer a variety of floor plans, including studio, 1-bedroom, 2-bedroom, and 3-bedroom apartments to fit your needs. You can view all of our available homes, as well as some virtual tours, on the Floor Plans page.
What is the pet policy at Westgate on Third?
We are a genuinely pet-friendly community. We welcome both cats and dogs, with no breed or weight restrictions. We do have a limit of two pets per household, and a pet screening is required.
Do you have pet fees?
Yes. We do require a one-time pet fee and a monthly pet rent, both of which are per pet. There also may be an additional fee for the required pet screening. You can reach out to our team for more questions and we’ll go over the full pet policy at the lease signing.
Do you have an on-site fitness center?
Yes! Residents have access to our 24-hour fitness center, which includes weight-lifting equipment, treadmills, ellipticals, and more. Westgate also has outdoor fitness equipment, a pickleball court, a walking path, and direct access to the Karst-Farm Greenway, so there are plenty of outlets for an active lifestyle.
Is there free parking?
Yes, we offer plenty of free on-site parking for residents. A select number of apartments are available with attached garages. Please contact our team for specific details regarding private garages, visitor parking, and any regulations.

How do I pay my rent?
We offer convenient online rent payment through our resident portal. You can also contact our office for other payment options.
What do you offer in terms of maintenance and service?
We have an on-site maintenance team with 24/7 emergency service. The team goes through various training throughout the year, including HVAC maintenance and repair, safety procedures, and various technical skills. Standard non-emergency maintenance requests are typically addressed within 24 to 48 business hours, while 24/7 emergency maintenance is available for urgent issues.
How do I handle maintenance requests?
Our online portal makes it easy. You can pay rent and submit maintenance requests from your couch. It’s built for convenience, not complication.
What if I have a maintenance emergency after office hours?
Contact us at (812) 340-4642. Keep in mind that emergencies are reserved for extreme instances, like security issues, no hot water, and no air conditioning during the summer if the thermostat reads over 80 degrees.
Do you offer short-term leases?
Our standard lease is 12 months, but we understand that life happens. Give our team a call and we can talk through your specific needs.
What fees should I expect during the application process and at move-in?
Our fees are pretty standard — an application fee, administrative fee, deposit, pet fee (if applicable), security deposit, and first month’s rent. We’ll give you a clear breakdown of everything before you sign so there are no surprises.
Is renter’s insurance required?
Yes, we require residents to have renter’s insurance. It’s a simple way to protect you and your belongings, just in case. If you don’t have your own, we can help you get signed up.
Do you offer furnished apartments?
No, so you can make your space your own! We can connect you with CORT, our preferred furniture rental provider.
Can I bring my own appliances?
Unfortunately, we do not allow residents to remove any of the appliances provided in our apartment homes.
Do the apartments have laundry?
Yes, every apartment at Westgate on Third comes with a full-size washer and dryer for your convenience.
What appliances are included in the apartments?
All our apartments feature a full suite of stainless steel appliances including a dishwasher, stove, oven, microwave, and refrigerator.
Do you have a pool?
Yes, residents can enjoy our swimming pool and sundeck during the season. It is typically open on or around Memorial Day and closes on or around Labor Day.

To qualify, your household income must fall between 80% and 120% of the Area Median Income (AMI), as determined by the U.S. Department of Housing and Urban Development (HUD).
So if your 1-person household makes $75,960 (120% of AMI) or less, you may qualify for workforce housing at Westgate on Third. You will need to submit pay stubs, tax documents, etc., to show proof of income so our team can determine if you qualify.
What is AMI?
AMI stands for Area Median Income. It’s a calculation used by HUD to determine income limits for various housing programs. It reflects the median income for a specific metropolitan area.
The 2024-2025 adjusted AMI for a 1-person household in the city of Bloomington is $63,300.
Which Floor Plans are eligible for Workforce Housing Rates?
We offer select floor plans within the Workforce Housing Program to ensure a diverse range of options for our residents. The eligible floor plans are The Kline, The Collins, and The Carmichael. These designs offer the same stylish finishes and comfortable living that Westgate on Third is known for.
What will my rent be?
Your rent will be set at a rate that is priced to align with the Workforce Housing Initiative guidelines. We’ll be happy to provide you with the specific rental rates for the eligible floor plans once you’ve inquired about the program.
Are there any fees associated with the Workforce Housing Program?
All standard application fees and deposits apply to Workforce Housing residences, just as they do for all homes at Westgate on Third. There are no additional fees specifically for participating in the Workforce Housing Program.
How do I sign my lease after qualifying?
Once you’ve qualified for the Workforce Housing Program and selected your preferred floor plan, our team will guide you through the lease signing process. We’ll ensure you have all necessary information and support to make your move-in seamless.
Is roommate matching available in the Workforce Housing apartments?
While we don’t offer direct roommate matching services, you are welcome to apply with a housemate for our eligible Workforce Housing floor plans. All households and its members will need to meet the program’s income qualifications.
